What to Do If You Smell Gas

Gas leaks are life-threatening emergencies. Knowing what to do in the first 60 seconds could save your family.

Urgent Safety
If you smell gas:
1. Do NOT turn any lights or switches on or off
2. Open all doors and windows immediately
3. Turn off the gas at the meter (the handle should be at a right angle to the pipe)
4. Get everyone out of the house
5. Call the National Gas Emergency line: 0800 111 999 (free, 24/7)
6. Do NOT go back inside until an engineer says it is safe

Never use your phone, light matches, or use any electrical devices near the leak. Even a doorbell spark can ignite gas.

Understanding Your CP12 Certificate

A CP12 is your Gas Safety Certificate. Landlords must have one annually. Here is what it means and what to check.

Winter tip: If your boiler pressure keeps dropping below 1 bar, it's likely a slow leak in the system — not the boiler itself. Check radiator valves and the pressure relief pipe outside. Top up using the filling loop but if it drops again within a week, call an engineer. Don't ignore it!

QMy boiler keeps losing pressure every few days. Is this dangerous?
Not immediately dangerous, but it does need attention. A slow pressure drop usually means a leak somewhere in the system โ€” often a radiator valve or the pressure relief valve dripping outside. Top it up using the filling loop, but if it drops below 1 bar again within a week, call an engineer. Don't ignore it long-term as it can damage the boiler pump.

QHow often should I get my gas fire serviced? We only use it a few times a year.
Every 12 months, regardless of how often you use it. Gas fires can develop cracks in the combustion chamber even when not in use, and an unserviced open-flued fire is one of the most common sources of carbon monoxide in UK homes. A service takes about 30 minutes and typically costs around £60-80.

QMy landlord hasn't given me a CP12 certificate. What are my rights?
Your landlord is legally required to provide a valid gas safety certificate (CP12) within 28 days of the annual check, or before you move in. If they haven't, contact them in writing first. If they still don't comply, you can report them to the Health and Safety Executive (HSE) or your local council. It is a criminal offence for a landlord not to have a valid CP12.
